That’s the question I’ve been getting nonstop, and the truth is, everything happening in Las Vegas right now points to one major theme: out-of-state buyers are driving this market. With so much growth in tech, sports, and construction, the momentum just keeps building.
Here are the key areas you’ll want to keep an eye on.
Key market areas. We’re seeing momentum pick up across several parts of the market, especially in luxury. Areas like Summerlin, Henderson, MacDonald Highlands, and the Ridges are showing strong activity. There’s a lot happening in Las Vegas, and these areas are set to benefit most from the current growth.
Advantages for buyers. For anyone buying, whether you’re coming in from out of state, upgrading, or downsizing, the current builder incentives are one of the strongest advantages. Many buyers hold out for a “perfect moment,” but that moment never really arrives, especially when incentives are already this strong.
Fast-growing communities along the 215 are opening up even more opportunities, with new neighborhoods taking shape quickly. Getting ahead of the crowd right now can make a big difference.
Advantages for sellers. Buyers coming from places like New Jersey or California are used to more space between homes and bigger lots. That puts areas such as Centennial Hills in a great position. New build activity. A lot of new build activity is happening on the outskirts of the valley. MacDonald Highlands and Ascaya are among the standouts with major development underway. There’s opportunity in these areas, but staying ahead of it takes attention and the right direction.
