Overpricing your home scares interested buyers away, but the right price will attract more offers and even spark buyer competition.
Have you ever thought that pricing your Las Vegas home higher would help you get more for it? Most people assume that if they price their home a little higher, they might end up getting more. So if your house is worth around $700,000, you might say, “Let’s list it for a bit more and see what happens.” You’d expect buyers to be lining up and ready to make offers, but honestly, that’s not how it works.
Selling a home isn’t some special exception to how the rest of the world works. If something is overpriced, people are going to walk away. Here’s a simple example: if bananas usually cost $4 but someone’s selling them for $10, you’re not buying them. It’s the same with homes. If the price is too high, buyers won’t even bother looking.
The good news is you can set the right price and still walk away with more. The key is to position your home at the right price based on the current market, so you don’t have to settle for less.
Think of it this way: when something is priced right, people pay attention. If it’s even a little below market value, it draws even more interest. Imagine there’s just one home available in a popular area, and it’s priced to move. That alone can attract five, ten, or even twenty serious buyers. People naturally respond to what feels like a smart deal.
Now you’re in a great position. One buyer might offer $700,000, another might go to $703,000, and someone else might come in at $720,000. At that point, you’re the one choosing which offer works best for you. You’re in control because you’ve created competition, and that’s what you want to happen.
When it comes to selling a home, the goal is to create traffic and interest. We do that through solid marketing, strong advertising, effective exposure, and smart pricing. But here’s the important part: if the pricing isn’t right, none of the other efforts matter. You’ve already lost potential buyers before they even step through the door.
I’m sharing this with you because there is a strategy that works. There’s a proven approach to getting your home sold and walking away with a result you’ll be happy with, and it starts with pricing correctly.
